South facing, overlooking a mountain canyon... can't beat having a cup of coffee outside in the mornng or enjoying the sunsets at night. Quiet location with no audible neighbors. Our house is conveniently located close to 2 main thoroughfares to get anywere in pagosa quickly and easily, but by no means on top of the road.
